What is Building Efficiency?

By definition, building efficiency relates to the overall performance, optimisation activities and control of the greenhouse gas emissions and carbon footprint of properties and real state.

 

It is assessed in a determined cycle (usually a year) and calculated by analysing criteria such as energy consumption, building efficiency ratio, heating & cooling performance, average water usage, artificial lighting optimisation and sustainability.

 

In some cases (as in Sydney, Melbourne, Brisbane and Perth CBD) Complying with Building efficiency requirements and obtaining building energy certificates are compulsory, rated by tools such as NABERS, and can only be performed by NABERS accredited assessors

WHY GETTING A BEEC IS IMPORTANT?

A Building Energy Efficiency Certificate (BEEC) is currently required for any office space of 1000m² or more; before it can be offered for sale or lease.

A BEEC is made up of two components: A NABERS rating and a tenant lighting assessment.

NABERS RATING

National Australian Built Environment Rating System (NABERS) Energy star rating.

Base Building (preferred) or Whole building can be undertaken which have 12-month’s validity

TENANT LIGHTNING ASSESSMENT

A tenancy lighting assessment (TLA) for the relevant disclosure affected areas of the building.

The expiry date for a TLA has recently been extended. Building owners will only be required to undertake these assessments every five years instead of annually
